Project Manager

Rehab lead for active flips

What you'll do

  • Walk properties, write scopes, and lock budgets before demo starts
  • Run contractors day-to-day - schedule, quality, change orders
  • Track spend vs budget and flag overages before they eat the flip
  • Push each job to list-ready on the hold we underwrote
  • Keep photos, draws, SOW, and status current in FlipBase

What we're looking for

  • Hands-on residential rehab or GC / PM experience
  • Comfortable on job sites across Central Florida
  • Can read a budget and a punch list without being babysat
  • Clear, direct communication with trades and the office
  • License a plus, not required

Transaction Coordinator

File owner, purchase through sale

What you'll do

  • Open and run files on both sides of the flip - buy and sell
  • Track inspections, appraisal, financing, and closing dates
  • Coordinate title, lenders, listing agents, and our team
  • Keep contracts, addenda, and HOA / insurance docs complete
  • Update FlipBase so the whole company sees where each deal sits

What we're looking for

  • TC, title, escrow, or real-estate admin experience
  • Deadline-obsessed. Details are the job.
  • Calm when three files hit the same week
  • Florida contract / closing process familiarity
  • Real estate license a plus, not required

Property Locator

Acquisitions - this is the deal-finding seat

What you'll do

  • Source distressed and under-market homes across our 19 counties
  • Run numbers: asking vs ARV, repairs, and whether it clears our buy box
  • Talk to sellers, wholesalers, and agents - then get it under contract
  • Build a weekly pipeline, not a one-off lead
  • Push qualified deals into FlipBase for the rest of the team

What we're looking for

  • Hungry closer energy. This is a hunting role.
  • Comfortable with offers, objections, and follow-up
  • Can underwrite a flip without waiting to be told the answer
  • Local market knowledge in Central Florida / Tampa Bay is a plus
  • Real estate license a plus, not required
