A Week on an Orlando Flip Job Site, No TV Hype

The home renovation process in Orlando, as we actually run it: dust, draws, and a punch list that never looks like TV.

Short answer: A week on one of our flip sites is stacked trades, not a montage. Demo and dumpsters first, then mechanicals, then finishes, then punch. Rain and a late part can eat a day. If you would rather sell as-is than live that week, call (407) 470-0491 or use the sell form.

home renovation process Orlando: finished Central Florida exterior after a USA Capital Group flip

Monday started with a dumpster that did not show. The kitchen was already gutted. Cabinets sat in a pile on the driveway of a tired ranch we bought in Orange County. Our PM stood in the open garage with a coffee and a text thread that was not moving. That is the home renovation process in Orlando more than any before-and-after reel.

USA Capital Group LLC buys as-is and flips out of 1707 Orlando Central Pkwy Ste 410. We work 19 counties. This post is one week on a live site, compressed into what we actually do. No fake address. No invented dollar totals. If you want how we price the buy, read how we price a flip offer.

Monday: demo, dumpsters, and the first surprise

Demo is loud. Tile pops. Drywall dust sits on everything you thought you bagged. We pull kitchens and baths first when the scope says they are coming out anyway. We do not demo a roof on a whim. Roof waits for weather and the crew that can actually tear it off.

The surprise on this house was soft subfloor under a bath that looked fine with the vinyl still on. That is normal. A 40-minute walk before we buy does not X-ray every joist. We pad the repair line for that. When it shows up, we recut the schedule, not a seller who already closed.

Neighbors notice the dumpster. They should. We keep a contact on the permit board. We are not hiding a job site in a cul-de-sac.

Tuesday and Wednesday: mechanicals before pretty

HVAC, electrical, plumbing. The unsexy days. If the condenser is dead, we do not paint around it. If the panel is from the 80s and a resale inspector will fail it, it comes out now. Pretty kitchens on old wiring is how you relist a problem.

Draws happen here. A draw is a progress payment to a trade or to our own budget when a stage is done. We do not fund a full kitchen while the slab leak is still a maybe. That is how files blow.

Central Florida humidity is not a mood. We keep AC on as soon as the unit can run so the drywall does not drink the air. Vacant hold is already a meter: insurance, lawn, power. See holding costs on a vacant house if you are carrying one yourself.

Thursday: finishes, and why they slip

Tile, paint, vanity, flooring. This is the part people photograph. It is also where a missing backordered faucet parks a bath for three days. We order long-lead items early. We still get stuck. A week is a snapshot. Some scopes need more weeks. We will not invent a county average rehab time.

Permits sit in the background the whole time. Open permits from a prior owner can stall a CO or a resale. If you are selling with code letters still on the door, that is a different post: code violations and selling anyway.

Punch is not a vibe. It is a list: drip, paint touch, outlet cover, sticky door, sod that died under the dumpster.

Friday: punch, walk, and what we tell the next buyer

Punch is walking every room with a flashlight and a bad attitude. We want the resale inspector bored. Bored is good. Excited inspectors write novels.

ARV, again in plain English, is after-repair value: what similar updated houses nearby actually sold for. The week exists so we can hit a number we already used when we bought. If we miss the week, hold grows. Hold is insurance, utilities, lawn, tax, interest until a buyer funds.

We do not stage like a magazine. We clean. We put sod back. We leave a house a loan buyer can close if that is the exit. Some files we keep as rentals. Most of this desk is still flip.

A worked week (shape, not a promise)

  1. Mon: dumpster, kitchen and bath demo, discover soft bath floor, recut carpenter.
  2. Tue: electrician on the panel, plumber on the bath stack, HVAC quote confirmed.
  3. Wed: drywall patch, first paint, flooring delivered, one box short.
  4. Thu: tile, vanity, exterior paint if weather holds.
  5. Fri: punch, dumpster swap, PM photos, schedule next week's leftover.

That stack is a light interior. Add a roof tear-off and you lose days to rain. Add tenants and you do not have this week at all until the house is empty. If you need to sell a house with tenants in St Petersburg FL, that is a lease file, not a dumpster week. We still look. Occupied Pinellas stock is not an Orange County demo.

Who this is for, and who should not run a site

This week is for us after we own the deed. It is not a DIY plan for a sibling fight over an inherited ranch. If you need to sell an inherited house fast in Orange County FL, you do not have to learn draws. Title, a walk, a cash number. We take the job site.

Who this is not for: you already have a GC, cash, and time. Keep your own rehab. We are not competing with a homeowner who wants to live through the dust. We buy tired stock people do not want to manage.

Who should still list: a house that already shows well. Do not sell us a finished Winter Garden 3/2 at a wholesale number. We will say list.

Questions about a week on the job site

What does the home renovation process in Orlando look like on a flip?

On our sites it is a week of trades stacked on purpose: demo and dumpsters first, then mechanicals, then finishes, then punch. It is not a TV montage. Rain, delayed draws, and a missing part can eat a day.

How long does a typical Central Florida flip rehab take?

It depends on roof, HVAC, and permits. A cosmetic interior can move in a few weeks. A full tear-off plus kitchen and bath is longer. We do not publish a fake average. We schedule by the scope we walked.

Can I sell an inherited house fast in Orange County FL if I do not want to renovate?

Yes if title can close. You do not have to run a job site. We buy as-is and we carry the renovation. Net splits at the title company among heirs.

Do you still buy if I need to sell a house with tenants in St Petersburg FL?

Occupied files are a different walk. We still look. The lease usually stays until it ends unless you and the tenant work a cash-for-keys. We do not pretend an occupied Pinellas ranch is an empty Orange County demo.

Who is on site during the week?

A project manager, the trades on the schedule, and sometimes one of us walking punch. Neighbors see dumpsters and trucks, not a film crew. Call (407) 470-0491 if you have a house you would rather sell than rehab.

What are you applying for?

Two different paths. Pick the one that fits.
